Our Evaluate & Negotiate service gives you the best chance, and the confidence, to secure the property you want at the best possible price.

It's designed for buyers who've already identified the property they want but need an expert in their corner to secure it. Beyond the obvious time savings, you get the full benefit of our experience, market knowledge and negotiation skill, brought together in a coordinated buying strategy that gives you the competitive edge.

The service runs in two stages, and the earlier we're involved, the better the result.

 

Evaluation

This is where we do the groundwork. We deal directly with the selling agent on your behalf to draw out as much "inside information" as possible; vendor motivation, the level of competition, price expectations. We then inspect and evaluate the property and complete a comprehensive analysis of pricing and capital growth potential, based on comparable sales, buyer interest and current market conditions.

We also coordinate building & pest / strata inspections and conveyancing as needed, and give you clear, plain-English commentary on those reports. Alongside this, we carry out local development checks and advise on zoning, aircraft noise, school catchment areas and anything specific to the street or neighbourhood worth knowing.

With the full picture in front of you, we advise on price and recommend a buying strategy designed to secure the property on the best possible terms.

Negotiation

Once you're ready to proceed, we put that strategy into action.

Depending on the property and how it's being sold, that means either bidding on your behalf at auction, or devising and executing a strategy to purchase ahead of auction or by private treaty.

Either way, you'll have an experienced negotiator working solely in your interest — managing the tactics, the pressure and the competition so you don't have to.
