The brief

This couple were upsizing and wanted to move into Haberfield. They had a clear idea of what the next home needed to do for their family, and a budget they wanted to protect.

The challenge

There were two. The first was stock. There was very little for sale in their favourite suburb, so every new listing counted and missing one hurt.

The second was budget. Their budget and the suburb’s prices needed lining up, and that’s a conversation we like to have early. We worked through what the money could realistically buy, so they could move quickly when the right home came up.

How we won it

Within the first week it was listed, we inspected it, evaluated it and negotiated the purchase. It never went to auction.

The auction is won before you ever walk in the room. A buyer who acts early, with the checking already done, has one conversation to win. A buyer who waits for auction day is up against everyone who turns up.

The result

In 2021, the couple secured the home before auction, in the $2m to $2.5m band.
