The quick way to cut your property search time in half

Beyond securing finances and finding a property that ticks all your boxes, keeping up with the intense pace of the property market is one of the biggest challenges when looking to buy. In a matter of months, the market could, and usually does, swing several times.

When I first meet with new clients, they’re often exhausted after a year or two of property hunting without any success. They think they’re doing all the right things by spending weekend after weekend at open homes and auctions only to be left property-less when the hammer falls.

The hard truth is that people struggle to keep up with the property market on their own and often end up searching for something that no longer exists.

That’s why our briefing process is so crucial and helps to significantly reduce the search time for our clients. We’re able to help cut out indecisiveness, unrealistic expectations and time-wasting. We can expand or narrow a search when required through a few simple and effective steps.

Here’s how it works…

Get talking

Making sure everyone’s on the same page and searching for the same goal is step one. There’s nothing quite like putting your property wants and needs down on paper to help clarify your non-negotiables and the areas you’re willing to compromise.

This information gives our team everything they need to pick up your search and run with it.

Do the research

Research, research, research. It’s a word that gets thrown around a lot in real estate, but it’s more important to be doing the right kind of research. Instead of simply scrolling through endless pages of listings to curate the ones that fit your search, our team looks back at the stock that’s recently sold within your budget, desired location and house preferences to get a realistic view of what the market is like.

Then we start to look at the available stock to paint a complete picture of the market and begin strategising a path forward.

It’s time to regroup

Armed with all of our research and a realistic idea of what you can expect to buy, constantly reevaluating the situation and focusing your search is an important step to stay ahead of the game. And sometimes, that may mean expanding your search.

We can begin looking at other ways to get your dream property. That might mean looking at a new suburb, comparing houses to townhouses, apartments or semi-detached properties or even taking a long, hard look at your budget.

Get searching

With a focused plan in mind, we’re able to add open homes (and off-market opportunities) to your calendar that you stand a chance of purchasing. By working up a good brief and knowing how to navigate the process from the beginning, an average nine-month search is often successful in under 3 months.
