Client case study: The common challenges faced by our clients and the solutions we offer

‘Why would I use a Buyer's Agent?’ is something I get asked quite often, usually by people who are pretty comfortable with the process of buying a property. Well, just as some people can service their own car and don’t need a mechanic or those who can DIY the heck out of their house and don’t use trades, an external service is not for everyone.

We are here for those who need an expert by their side to find and buy their dream property. Maybe they’ve had no luck finding a property or are intimidated by the thought of parting with hundreds of thousands of dollars without really knowing what they’re doing!

We’ve worked with people from all walks of life, so it's impossible to nail down an exact buyer persona. However, our clients face plenty of common challenges, as a recent client’s journey illustrates perfectly.

The couple – one-half Australian, the other American and both named Laura – had just relocated to Sydney and were looking to buy their first home. While their knowledge of the property market in Sydney was limited, the reasons they came to us to help them search for and secure a property are similar to clients we’ve helped move from one suburb to the next.

Local Expertise

The Australian property market is incredibly diverse. In fact, in areas like Sydney, every suburb has its own unique market and challenges specific to that area, so it can be difficult to navigate. Even moving within Greater Sydney can feel overwhelming, of course. So, when the Laura's moved from San Francisco to Sydney to enter the property market for the first time, they quickly realised they needed help from someone who knew the ins and outs of every aspect of the local market.

From the facts and figures of individual properties to a suburb's investment potential and even the quality of the local services and nearby schools, giving them every detail of the big and small picture view helped inform every decision.

Clear and Consistent Communication

Setting up life in a new city and settling into a busy career is hard enough without adding buying a home to your to-do list. And with the Laura's, scheduling challenges were doubled highlighting just how vital clear and consistent communication is when buying a property.

Utilising technology and the modern tools available to us, my team and I could stay connected and simplify their search giving them the confidence to act fast when buying their new home.

The feedback was that we were “highly responsive, knowledgeable and professional in every aspect of the service provided” as we helped them find and buy a gorgeous home in Sydney’s Inner West.

“I really appreciated Michelle’s use of digital media and communication to keep me up to date on the property search, due diligence, and purchase activities, almost in real-time. And all my first-time buyer questions were met with prompt, thorough and patient responses,” shared Laura C.

Speed and Patience

The property market is a roller coaster. You have to be willing to act fast and stay level-headed and patient, which doesn't always sit well when you’re making such a significant financial and emotional commitment. It’s our job to answer any question our clients have to give them the confidence to move with the pace of the market.

In the case of the Laura's, that meant helping them understand the pros and cons of each property we inspected. We also gave them an overall understanding of what it means to invest in property and buy a home for the first time.

Industry Knowledge and Connections

Finding the right property is one challenge. Getting the purchase over the line is an entirely different ball game, and this is where clients are most relieved to have a Buyer’s Agent on their side. When we’d found the perfect house , it was our relationship with the selling agent that helped us secure it prior to auction, and for $200,000 less than the smaller property next door sold for just weeks later.

“When it came time to purchase, Michelle’s deep industry knowledge and connections made the process as swift, smooth and stress-free as it can be. Michelle’s willingness to work collaboratively with her clients’ other professional service providers (solicitors, conveyancers, mortgage brokers, property managers) was really helpful and saved me a lot of time.

I wouldn’t hesitate to recommend Michelle May’s services to anyone looking to buy a residential property in Sydney. Worth every cent and more!”

Whether you’re a first-time buyer, upgrading, downsizing, investing, or looking to purchase from the other side of the world, the knowledge, experience, and relationships our team has built will help make buying a property stress-free. Please don’t hesitate to reach out to learn more.
